Our screening process is thorough and ensures the tenant’s financials can afford the payment of their home. We run credit and background checks on all of our tenants as well as verify employment and past references. We do the best we can to manage tenant relations with 24-hour maintenance and regular inspections to ensure their home is suitable and up to their standards.

Targeted Marketing: We are millennials, and the vast majority of people leasing homes are in the millennial generation. This generation values immediate gratification and the ability to take care of everything from their smart phone or tablet. This is why we believe and have invested in making your property and our online presence the best. Tenants can virtually walk through properties and submit a tenant application with the click of a button.

Online System for Owners & Tenants: Our online system integrates and condenses managing your property to an online owner portal that you can log in to at any time. Want to see a copy of the last bill you had for maintenance or your monthly financial statement? Log right in and you will find that option on your home screen. You can also see tenant maintenance requests and photos they have submitted to our maintenance team without being in direct contact with the tenant. Tenants can use their portal to pay rent online, submit maintenance reports, and share photos with our team.

Virtual Tours: Virtual tours are an integral factor to our vacancy reduction plan by attracting prospective tenants. These tours give tenants the ability to walk through a property and familiarize themselves with the layout. Millennials value time, they are not looking for their next rental in the newspaper. This generation values high quality and easy to navigate websites. Virtual tours allow tenants coming in from different areas to explore the property. They can then complete an application on a property sight unseen prior to a physical walk through.

Preventative Maintenance: We are advocates of preventative maintenance. This reduces surprise repairs and unnecessary maintenance. In the spring and fall, our team visits each property to replace furnace filters, smoke detector batteries, and carbon monoxide batteries. At this time, they will do a quick visual inspection to ensure no leaks are present and the property is in good condition. Our team does routine drive-by’s as well as in-home inspections as necessary. We encourage you, as the owner, to visit your property at least one or twice a year if possible.

Maintenance: Some owners like to be involved in the maintenance side of managing their property. That is perfectly acceptable and owners can be as involved or hands-off as they choose. We have a list of trusted and insured sub-contractors that can help with small projects or large remodels. If you have a specific vendor you would like to work with, that is fine too! We just need them to fill out a form with our company so they will have access to our portal to view work orders. We do offer 24-hour maintenance, in case of an emergency after hours we do send our team immediately to address the emergency at the property and for our tenant.

Accounting Reports: There is no better way to see how your property is performing than knowing your financials. Our reports are in-depth detailing expenses and income. You will receive monthly reports as well as have access to these reports at all times in your owner portal. We also send a year-end report that makes it easy for tax time. These reports provide accountability that we are doing our job and exceeding all expectations.
