We are so happy you have chosen us to help you find your new home! Our hope is that your home search will be easy and guided seamlessly by one of our representatives. Here’s what you can expect when you rent with Capital Investment Realty.

The Search: To get started, please view our rental search which will allow you to narrow your search by price, bedrooms, bathrooms, and location. All of our units have virtual tours and pictures, please use this tool to help narrow your choices. If you are interested in physically viewing one of our properties please contact the office to set up a showing.

Application: Once you have found the one, the first step is to go through the application process. Our application process is simple, you will verify your identity, employment, and any past rental history. Once your application has been submitted, our team will process your application within 24-hours. Once you are approved, we will begin the lease and set up a date for you to move in!

Lease Signing: At the signing of your lease you will need to be prepared to pay first month’s rent and/or the prorated amount from the date you move in. We will go over the lease with you and explain each section. We want you to go through the lease thoroughly, review it at home and ask any questions. We will also provide you the house rules, utility information, and information on our regular inspections and bi-yearly maintenance. Most importantly, you will receive your tenant login username and password to our system. This allows you to make rental payments, maintenance requests, and share pictures of your unit if you have concerns.

Online Rental Payment: To make it easier, we provide the option to pay online through a credit card or have your rental payment directly transferred out of your bank account each month. To pay your rent with a credit card there is a 2.75% processing fee. The direct transfer is free, it will transfer your rent payment the same day each month. Once you receive your login username and password, you can set up your account and choose the best payment option for you through the Tenant Portal. Rent is due on the 1st of each month, however, there is a 5 day grace period without penalty.

Maintenance: We do offer 24-hour emergency maintenance by calling this number: 573-263-0597. Regular maintenance requests can be made by calling our office or through your Tenant Portal. Simply log in with your username and password and hit the maintenance request button. You can provide a description and even upload photos of the issue you are having. These requests will be sent directly to our maintenance team. Most requests are fulfilled within 24 hours depending on the issue.

Moving Out: We hate to see you leave, but we hope your time with us was enjoyable. Please follow our move out procedures list available in your online account. We expect that you will leave the property the same way you moved in. Please make sure all trash and belongings have been removed and the property has been thoroughly cleaned. If any damages have occurred that are outside of normal wear and tear, you will be held responsible to compensate our owners.
